Sometimes a job is too big to tackle all at once. A full assessment of the property revealed several issues, which were addressed over multiple projects with the help of contract labor and a supportive neighbor.

Fascia replacement is an often-overlooked but critical part of maintaining a mobile home. The fascia is the horizontal board that runs along the edge of the roof, where the gutters are typically attached. While it might seem like a small detail, it plays a big role in protecting your home from damage and preserving its overall structure.

First and foremost, fascia helps protect the roof and interior from water intrusion. When fascia boards become rotted, cracked, or loose, often due to weather exposure or poor drainage, they can allow water to seep into the roofline. In a mobile home, where construction materials can be more vulnerable than in traditional homes, even minor water damage can quickly lead to bigger issues like mold, insulation damage, or structural deterioration.

Fascia is also essential for proper gutter support. Gutters rely on solid fascia to stay securely attached and function correctly. If the fascia is weakened, gutters can sag or detach, leading to improper water drainage. This can cause water to pool around the base of the home, increasing the risk of foundation issues, soil erosion, and moisture problems underneath the structure.

Another important factor is pest prevention. Damaged fascia can create entry points for insects, birds, and small animals. Once inside, these pests can nest in the roof or walls, causing further damage and potential health concerns. Replacing compromised fascia helps seal these openings and maintain a secure exterior.

From a visual standpoint, fascia contributes to the overall appearance of your mobile home. Warped, peeling, or rotting boards can make the home look neglected, while new, clean fascia improves curb appeal and can even increase property value.
